this home is situated on over 3 acres located on bullock pen lake It is nestled at the end of the street for privacy.
the living room has a 65" smart tv and electric fireplace that changes colors All of the TV's in the home are also Roku tv's channels. Please refer to https://www.roku.com/whats-on/the-roku-channel for more information. You can access your favorite channels by logging into your own account.
game room, wet bar, family room, shuffleboard, ping pong, air hockey, electronic keyboard, board games, puzzles, finger hockey and more
accommodates eight adults and two children comfortably 1K, 3Q, 2T (for small kids). The bunk beds are NOT designed or intended for adults. Sleeping bags are provided for bunk beds and are stored in the master bedroom closet for safety reasons, as they have pull cords/strings on the cases. There is a $50 per person, per night additional fee should you exceed the 10-person limit, as described above.
this is a ranch home with three bedrooms upstairs (1k, 2q) and one bedroom in the finished downstairs (1q) with an additional bunk bed room designed for children (not adults) as there is a maximum weight of 300 pounds for the entire bed frame (2t)
couches are not intended for overnighters and they do not have a pull-out We do not provide additional bedding, air mattresses or towels, soaps, etc. for additional overnighters.
basement is finished and has a flush walkout to the outdoors
no parking in the garage, for any reason! we just had the flooring done and it is brand new please understand this before you book! mentioned again, below!!

no pets & no smoking & no butts! this is strict & charges will be enforced! $1,000 per these rules broke This includes the inside and outside of this property.
several people in our family are allergic to both and we'd like to ask those that have animals or smokers, please seek a different property so we can avoid any conflict and penalties thank you kindly!
family gatherings are allowed, we encourage them No parties, unless it's a birthday or holiday gathering that includes the guests listed in the booking. No bands, outdoor events, no shooting, no guns (as this is a neighborhood), no loud music outside or in the garage.
do not rearrange the furniture for any reason! look at the photos to make certain the space fits your family's needs before you book! $100 charge per room rearranged So please.. just don't do it!
there is a permanent gate at the steps Do not remove it for any reason. Please use it if you need it or it can stay open and out of the way if you don't need it.
there are some security locks on some of the light switches Leave them alone. If you want to know what it controls, just ask! For instance, one is for the internet, and no one wants to be without that! $6.00 charge (each) if you break one.. yes, one!
park in the driveway and not in the cul-de-sac You can see the driveway in the photos to know what can fit there for your family's parking needs. NO PARKING IN THE GARAGE! We just refinished the garage and had brand-new flooring installed.
list all names of the guests that are going to stay at the property The person booking the property will be required to share a Photo ID. Only the persons listed in the booking are allowed on the premises. A $50 charge will be added for each extra guest, not listed in the reservation. Guests will be held liable for any damage caused to the premises, home and/or property contents. do not disturb the neighbors!
check-in time is: 3 pm or thereafter
check-out time is: 10 am no later, otherwise you agree to pay a $50/hr fee for every hour that is held over for the cleaning crew waiting time
if you are 2 hours beyond checkout time, you agree to pay for another day's rate Keep in mind, we do have same-day bookings. For instance: upon your day of check-out, we may have another family that has booked and paid for their stay. so please be courteous!

unopened food/items can be left at the property for the next guests
do not use stainless steel cooking tools or brillo or sos pads on non-stick cookware A $20 fee for each item damaged will be charged to you.
you need to clean your own dishes! otherwise, a $60 additional cleaning fee will be added to your booking
do not strip the beds of their linens, this way the cleaners can check for any stains that need taken care of before laundering besides, we do it for free!
there are small trash cans in the bathrooms and one under the kitchen sink Please make sure that ALL trash is bagged before putting it in the trash cans located in the garage.
$1,000 security deposit which is refundable based on honoring the house rules
a 10% discount is already worked into the price, so please don't ask for additional discounts Let's just avoid the awkwardness.
