general rules
• good neighbor policy: all guests must review and agree to the good neighbor policy, which will be provided electronically upon booking This is required by the City of Big Bear Lake. Violations may result in fines or eviction without refund.
• noise: quiet hours are from 10:00 pm to 7:00 am No outdoor spa use or amplified music is permitted during these hours.
• trash: guests are responsible for taking trash to public sites:

• clean bear site #2: 39690 big bear blvd
failure to remove trash will result in a $25 fee per bag
• parking: park only in designated spaces (2 vehicles max) No street parking allowed.
during your stay
• treat the property with care Report any damages or maintenance needs immediately.
• smoking/vaping/drugs: strictly prohibited indoors Evidence of smoking may result in a $500 fee.
• pets: guests must clean up after their pets (indoors and outdoors) Excessive pet-related cleaning or damage may result in additional charges up to $250.
• fireplace & fire pit: only use as described in the listing Ensure the fireplace is off after use. Outdoor wood fires are prohibited.
• hot tub/outdoor spa (if equipped):
• no glass or alcohol in the spa
• cover must remain on when not in use
• excessive dirt or debris may result in a $150 cleaning fee
• child safety: the property is not childproof; children must be supervised at all times
