sleeping arrangements: the home sleeps a maximum of 12 people (which includes a king bed, 2 x queen beds, 2 bunk beds and a foldout sofa) Given this bedding configuration, we suggest a max of 6-8 adults + children to ensure comfort for guests. A cot is available on request. The price is based on 8 guests - additional guests are $50 per person / night.

absolutely no parties, loud noise or events (ie. not suitable for "schoolies" gatherings). This is a residential area and it is extremely important that guests follow our neighborhood rules. Excessive noise is NOT tolerated by my neighborhood.
