1 general requirements
a) all guests (and any visitors) must comply with all house rules and any other instructions from the property manager, pinecone retreats, during their stay; and
b) guests must notify the property manager of any disputes or complaints from neighbors as soon as reasonably practicable
2 noise & the neighborhood
a) this short-term rental is suitable for children under the age of three (3) years guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood;
b) guests and visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure;
c) excessive noise is prohibited at all times and may result in termination of the short-term rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the security deposit;
3 visitors
a) guests are allowed a maximum of six (6) visitors at any time during their stay
b) guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules.
c) any additional overnight visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price
4 functions / gatherings
a) parties and large gatherings of any kind are strictly prohibited at the short-term rental; and
b) any small gathering must comply with other rules set regarding noise, the neighborhood and visitor numbers
5 parking
a) guests and any visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b) a maximum of four (4) vehicles are allowed at on the premises
c) parking arrangements at the short-term rental are as follows:
guests and visitors may park on the concrete driveway as far as the concrete wheel-stop The driveway is sloped, so be sure to engage your parking brake. Vehicles may also be parked along the road in front of the house.
6 garbage & recycling
a) guests and their visitors are to dispose of garbage and recycling in accordance with the usual practice at the a short-term rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; and
b) garbage and recycling arrangements are as follows:
o place all garbage in either the trash can in the kitchen or in one of the small trash cans in each bathroom Replacement bags are located under the existing bags in the trash cans and/or in the far left, lower pantry cabinet.
o place full, tied trash bags in the large trash can on the right side of the house (on the deck area)
7 security
a) any time guests leave the short-term rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage
b) guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy savings
c) guests and visitors may not disconnect the internet modem or wifi router
8 privacy
a) there are three security cameras on the property:
o one is located on the utility pole at the street, looking onto the driveway area
o one is located at the back door, and only has a limited view of the area at the back door
o one is in the video doorbell at the front door
b) please be sure to sign out of any apps you may have logged onto on the smart tvs
9 deck areas
a) guests must supervise any babies and children at all times when using the deck and balcony areas
b) climbing on the wire rope on the deck railing or on top of the wooden top-railing is prohibited
10 smoking
a) smoking and vaping are not allowed on the property Failure to comply will result in a deduction from the security deposit.
11 pets
a) pets are not permitted on the property
12 barbeque / grilling
a) there is a charcoal grill / indirect wood-burning smoker on the lower deck area Guests are free to use it but must provide their own charcoal and/or wood.
b) guests are required to clean out the ashes after use Ashes may be dumped into the bucket located below the upper deck near the grill.
13 damage & breakage
a) all damage and breakage of the property or items on the premises must be reported to the property manager as soon as reasonably practicable Failure to report them will likely result in a penalty deduction from the security deposit. and;
b) to avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement also;
c) no bathroom towels are to be removed from the property (ie. for lake use). Guest must provide their own towels for such purposes.
14 checkout arrangements
prior to checkout, guest rules are as follows:
a) rinse all dirty dishes and place them in the dishwasher
b) place all used bed sheets on the floor in the bedroom
c) place all dirty towels and rags on the floor in the laundry room
d) put all game pieces in their proper boxes and place them in the green cabinet in the living room
e) take out the trash Place bags in the large outside trash can on the right side of the house on the deck.
f) clean out ashes from the grill and place them in the bucket by the deck labeled “ashes”
g) place the kayak(s), paddles, and life jackets back under/beside the deck as you found them
