the whole primary house is available for guests, including driveway, private dock, outdoor seating areas, and all parking Please be aware that the detached guest house is occupied by a long-term renter and will not interfere with stay.
the tenants also have access to use the dock for loading / unloading their boat and keeping their boat on the dock permanently They will not loiter on the dock other than to load / unload their boat.

once your booking is confirmed on vrbo, i will email you an original lease agreement to be signed and dated I typically send this out a month before your check in date.
