living space - spacious area with recessed dimmable lighting throughout, equipped with leather sofas, a 55-inch smart tv, a large dining table, a beautiful wood burning fireplace and plenty of additional seating
rooms & beds - 3 bedrooms and 3 bathrooms The first floor houses one of two primary retreats, equipped with a king size bed, smart tv, dedicated workspace, noise maker, blackout curtains, usb charger and an ensuite bathroom that includes plenty of towels and toiletry necessities. The second bedroom is also on the first floor and contains an extremely comfortable queen over twin XL bunk bed and is accompanied by a full guest bathroom. Located on the second floor is the second primary retreat, which is furnished with a king size bed, dedicated workspace, smart tv, gas fireplace, blackout curtains, noise maker, conveniently located usb chargers, and its own personal keurig coffee station so you don't have to trek downstairs for your first cup of coffee in the morning! The upstairs primary ensuite includes a shower and a large soaking tub, where you can unwind and continue to be beary relaxed.
kitchen - stainless steel appliances, stove, oven, refrigerator, dishwasher and microwave the fully-stocked kitchen offers a variety of kitchen gadgets to help whip up your favorite mountain meals, including an air fryer, toaster, toaster oven, keurig, regular coffee maker, ninja blender, rice cooker, fondue pot, pots/pans, and more!
amenities - upstairs game room includes an air hockey table, darts, supersized connect four game, bar seating, 55-inch smart tv, and cozy bean bag chairs Wifi extenders have been placed throughout the cabin to ensure every location has a strong and speedy connection.
outdoors - the extremely spacious backyard includes an outdoor dining table, andorak chairs for lounging, propane barbecue, basketball hoop, large fenced yard, and a spacious deck The yard is on a slight slope, which is perfect and convenient for sledding and snowplay.

check-in/check-out:
check-in time is 5pm, and check-out time is 10am Please note that these times are strictly enforced, and that arriving before 5pm or checking out after 10am without prior approval is against our policies. You may contact us the morning of your arrival to see if an early check-in is possible. Please note that we open and inspect all our properties the day of your arrival to ensure the home is ready for arrival; however, early check-ins can dramatically affect our quality assurance program. Our openers/inspectors cannot perform their normal duties if you have already entered the property. Please call the day of your departure to see if a late check-out is possible (up to 12pm), we cannot approve any late check-outs prior to your check-out day. We will do our best to accommodate your request. Should you be granted a late checkout, please be sure to adhere to the agreed time. This is so our housekeeping service can prepare the home for the next guest, which may be just a few hours after you depart. If you’re not granted a late check out and you’re not out of the house there will be a $125 fee per hour you stay past the check out time.

amenities, repairs and maintenance:
plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc We also provide limited amounts of cleaning supplies, toilet paper, paper towels, a few trash bags, etc. Our home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, silverware are provided, and limited condiments are available. Due to the wildlife and nature setting, it is recommended that no food is left out, both inside and outside. This will reduce unwelcomed pests or wildlife.
we cannot guarantee against mechanical failure of heating, air conditioning, appliances, tvs/vcrs/dvd players, stereo equipment, or pools/spas Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE WE WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Modern Vacay will always look for alternative solutions to ensure and prioritize guest comfort.
patio/decks:
while we do our best to clean and rearrange the furniture located on the outside of the cabin/home, it is not part of our standard housekeeping services We cannot be responsible for pine needles, leaves, twigs, or dirt/dust outside of the home. If you would like to use the furniture, you may need to wipe down prior to use.
day of departure:
please wash all dirty dishes and place them in the sink to dry or rack (if provided) If the home is equipped with a dishwasher, please make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge.
please leave all used beds unmade so our cleaners know which ones need to be stripped If the home is equipped with a laundry room, please leave all used towels and sheets in a pile next to the washer and dryer. If the home does not have a laundry room, please place towels/linens in a pile in the bathroom.
remove the ashes from the fireplace and place in the metal can provided with the grill
please do not litter, including cigarette butts or pet waste in the yard Remember, all cabins are non-smoking, or loss of security deposit will occur. If there is litter in the yard, there will be additional cleaning costs starting at $25.
turn thermostat down to 55 f degrees and set to auto
check the home for forgotten personal items If any items are left behind after checking out, Modern Vacay will have up to 30 days (about 4 and a half weeks) to return item(s). Any fees associated with this will be at the expense of the guest.
turn off all lights
upon final home departure, all windows and doors must be closed and locked
