➔ the yard is serviced on a regular weekly basis and this may fall on a day of your stay

➔late check-outs may be requested within 24 hours of departure, but approval is not guaranteed and cannot extend past 12pm Unapproved late check-out incurs a $150 fee.

5 Quiet hours are observed from 10 PM to 7 AM.

7 Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).

9 The host is not liable for accidents or injuries that may occur during your stay.
10 Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11 Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12 Open flames, including candles or fireworks, are not permitted.
13 Maintenance requests may take up to 24 hours to address.
14 Groups of 6 or more guests must inquire before making an instant booking.
15 Local guests must request approval before booking.
16 Unauthorized overstays beyond the check-out time will incur fees.
17 Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18 Furniture should not be rearranged or items removed from the property.
19 An additional fee will be charged if the number of guests exceeds the reservation.
20 Lost items will incur a handling fee plus shipping costs.
21 No refunds will be provided for storms or if the property does not meet your expectations.
