check-in is at 4pm or after by smartlock and check-out is at 10:30am Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice.

- for your convenience, we have left detergent for both the dishwasher and washing machine Please take all bags of trash out to the outside trash bin.
- if anything is broken or damaged or simply isn't working properly, please report it to us asap
- the twin beds (triple bunk) are for children only No one over 12 (or above 120 lbs ) is allowed on the top bunk. Combined weight for bunkbed should be no more than 250 lbs between bottom and top bunk.
- it is always recommended that you get travel insurance for unforeseen circumstances
please adhere to the following pool rules and warnings to ensure a pleasant experience for everyone:
- no lifeguard on duty
– swim at your own risk
- children must be supervised by an adult at all times in and around the pool, including the backyard
- no running, pushing, or rough play in or around the pool area
- no diving or jumping into the pool
- no glass containers in the pool area – use plastic or shatterproof alternatives
- pool hours: 8:00 am to 10:00 pm – no swimming outside of these hours
- proper swimwear is required – no cut-offs, jeans, or street clothes
- please shower before entering the pool to remove lotions, oils, and sunscreen
- no pets allowed in the pool or pool area
- keep the pool area clean – dispose of trash in designated receptacles
- no smoking in or around the pool area
- no excessive noise or loud music
– be considerate neighbors
- maximum occupancy of 10 in the pool area must be observed
- in case of emergency, call 911 and notify the property manager immediately

- please only flush toilet paper Feminine Hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls etc. need to be disposed of in the wastebasket.
- no video productions without written consent from property owner
- wooded areas and areas outside of the immediate lawn may contain poison ivy Please stay in yard for your own safety.
- the guest and all persons listed under them on this agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the owners, property management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith.
- except as stated herein, the guests are renting the premises in its as-is condition upon check-in date and agrees to take good care of said premises This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items.
