This large 3000 square feet, 3 bedroom, 3.5 bathroom 4-season GORGEOUS vacation home features 3 levels of living space and tons of modern amenities, making it the perfect getaway for FAMILIES. Located in a private community on Ossipee Lake, you'll have access to a beautifully maintained large SANDY BEACH that is perfect for relaxing and swimming. The beach is a 15 minute walk down the road, 3 minute drive or 5 minute GOLF CART ride (we let guests use our golf cart). Our huge deck overlooks a half acre lawn, beyond which is a GOLF course. Tons of amenities (boating, tubing, canoeing, kayaking, hiking, outlet shopping, restaurants, kids activities) are nearby. Your kids will never be bored, which means you'll have a relaxing vacation!!! For moms of young children, we have lots of baby and toddler essentials to make your stay comfortable (see Mom's Section below for full details.). North Conway (23 miles away) and all it has to offer (day trips to STORY LAND! 28 miles away!) is nearby.

about the house:
this is our family vacation home and we want you to love it here just as much as we do!
house layout:
this home is very spacious (about 3,000 square feet) The first level has an open concept kitchen, living room (with queen memory foam sleeper couch), dining room (seats 8 comfortably) and half bathroom (with washing machine and dryer). You can walk-out onto our large deck that overlooks our expansive lawn (well treed around the perimeter for privacy) and beyond that the local golf course.
the second floor features a massive master bedroom suite, private bath, and attached spacious den (with tv, huge recliner and desk) There is also a room with a bunk bed (memory foam mattresses, twin on top, double on bottom and twin trundle pull out on bottom) that is perfect for kids (or adults). Also on this floor is a guest room (with a comfortable queen bed) and a full bathroom for kids and guests to share.
there is a walk-out lower level floor that has another spacious living room space, open play (or additional sleeping) area, sports bar and full bathroom The sectional downstairs is a memory foam double sleeper couch.
a huge deck overlooks our half acre backyard which is well treed for privacy The walk-out lower level floor opens onto the backyard. There is a slope down to the main backyard (see pics). There is a path along the side of the slope to make it an easy walk down to this part of the backyard for kids.
beach info:
this vacation home is located in a private lakeside community on ossipee lake only members and guests of the association can use the beach, which is one of the largest and best maintained beaches on the lake!
the large private shared beach takes about three minutes to drive or about a fifteen minute walk (which is a nice walk but is hilly) A popular way to get there is by golf cart (takes less than five minutes and the kids LOVE it!) and we let guests use ours (contact owner for details).
the beach is well maintained and has so many features including sandy beach with a shallow slope (it's hard to find one that is perfect for kids but this one is!) There is also an area that is roped off for swimming. There is a playground on the beach as well as some picnic tables.
you must display a beach access pass if you drive to the beach which we will provide as part of the rental
in addition to the beach, there is a large baseball field that you will have access to (about a ten minute walk or two minute drive)
boats:
there is a loading dock available for temporary loading/unloading only There are a couple places on the lake within a few miles of the house that offer reasonably priced boat rentals. A really fun activity is to rent a boat and go across the Lake to picnic at one of the sand bars.
please note that the boat launch on the beach is not available for guests to use
golf info:
for the golfers in your family, our backyard overlooks indian mound golf course (an 18 hole course) After a round, enjoy some food, drink and live music at River's Edge Grill and Tavern, the restaurant on the course. There are around six or so other golf courses in the Wolfeboro, North Conway and Wakefield, NH area (which is about 20 miles away).
attention moms of young kids!
we have two small active children, and always found it challenging to travel places because we would have to lug so much gear with us! often it was hard to relax because we always had to worry about their safety

parking:
guests can park their vehicles in our driveway There is enough space for several vehicles including a turnaround area across the garage. Guests are not allowed to park their vehicles in the garage.
also to note:
must climb stairs - 3 levels of living (one set of stairs to 2nd floor bedrooms, one set of stairs to lower level) also a set of stepping stone stairs/path down a hill to access backyard
surveillance or recording devices on property - home security cameras located around the outside (garage, shed, deck, front door)
inside the house there are some closets and boxes that are locked/marked private which guests are not allowed to access
security deposit - there is a security deposit of $500
