the villa is located almost directly on the canada-us border and is located southeast of lake champlain's canadian area, in the town of st Armand on the shores of Lake Champlain. The villa is at the very end of a private road assuring privacy and peacefulness. At this point the lake is 8 km wide, and its sunsets, when seen from the lookout, are among the 10 most beautiful in Canada. the beach drop-out is soft making it a very nice place to spend afternoons even with small children
