It is located in the highly desirable Biltmore community, a resort-style residential community located in one of the greatest neighborhoods of Palm Springs. Set amongst palm trees and manicured gardens, the community offers a large heated pool & spa, located just steps outside the unit. All guests are provided with covered parking, and have access to all of the community's amenities.

neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- daytime occupancy is 8 people
- overnight occupancy is 5 people (4 in bedrooms, 1 on couch)
- maximum of 2 vehicles allowed
- the city imposes a strict noise ordinance for vacation rentals No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.

- one pet is allowed (under 20 lbs), with a fee of $250/month Pet must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee. Having more than one pet will be cause for eviction.

- there is no smoking in the unit or any of the common areas of the complex Any signs of smoking in the unit will incur an additional $250 fee.
cleaning
final cleaning after your checkout is included in your reservation quote For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.
