- there is a maximum of 6 occupants to a reservation All guests must be on the reservation. The guest count is the maximum allowed at the property, even if no one stays overnight. Please be upfront and transparent about the number of people and activities planned in the home. This must be those staying and even those stopping by. The guest limit of the house is not to be exceeded at any time unless approved in advance. Groups that misrepresent the nature or size of their party will be asked to leave immediately with no refund for the unused portion of the reservation.

- there is a fire pit and grill on the property Guests must supply their own wood, charcoal and lighter fluid and fire must be completely extinguished after each use.
- we do not allow parties, large gatherings or events of any kind A breach of the reservation rules can result in immediate cancellation of the booking and removal from the property.
- no smoking or vaping inside the house Any evidence of smoking inside the home (i.e. smells of smoke, ashes, burns etc) will incur a charge.
- our home has external facing motion and sound detecting ring video cameras for added security
- please understand that we are in close proximity to woods, waterway and undeveloped land here in georgia Although we have a great local pest control company that sprays in and around the home regularly, it is not uncommon to encounter insects and bugs during your stay - especially during the summer months. We ask that you keep the doors and windows closed and remove trash regularly.
- no pets Please do not sneak pets onto the property. Sorry, but we do not make exceptions to our pet policy.
