- we utilize the triple sheet methods for all our beds, which means we do not usually use fitted sheets or duvet covers this ensures all your linens are fresh and clean (you might be surprised to know that without the triple sheet system, some hotels/hostels actually do not change their duvet covers!)
- the basic pricing per night is for 4 guests Each additional guest requires $25 per person per night. The additional guest fee goes toward accommodation necessities such as utilities, supplies, and tears and wears on the property. vrbo should automatically calculate the accurate nightly pricing for you according to the number of guests inputted under "guests"
- pets are welcome! please note that we charge $150/pet per stay
- if you book within 24 hours of check in, please note that we may not be able to guarantee a 4pm check-in depending on our cleaning team’s schedule and if there is a same-day turnover (it may be delayed up to 630pm). Please check with us after booking to confirm your check in time.
- our house is located on a lush backyard with lots of greenery During rainy seasons, you may find some ants and insects seeking shelter from the rain! Our properties have routine pest control services but please take note of this as a minor FYI for what we cannot control.

check-in time is at 4 pm and check-out time is by 11 am We cannot guarantee early check-ins since there may be another guest checking out on the same day, but we can let you know on the day itself if it is available.

* no smoking *
please do not smoke inside our home or within 20 ft of the perimeters! any signs of smoking will result in additional violation fee

please be respectful to our neighbors and try to keep noise down after 10 pm!
* no parties or unauthorized guests*
we kindly ask you not to throw parties at our house please help to keep the space clean and be respectful of our beautiful home :)

please sort out trash and dispose it into appropriate bins Please leave it in inside cans if you’re not sure where to throw it and our cleaners will take care of it.
* lost & found *
please double-check that you have all personal belongings before you leave! if you leave something behind, we’re happy to assist under the following conditions:
- we do not guarantee that lost items will be found, as housekeeping may not always recover them
- if found, items can be shipped to you for a $35 handling fee plus shipping costs
- lost and found items will be held for up to 2 weeks after check-out After this period, unclaimed items may be discarded or donated.
