this newly remodeled and beautifully decorated home has a lot to offer for a great family getaway
upstairs guests will enjoy an open floor plan with vaulted a-frame ceilings, a centrally located kitchen with huge island, 2 adjoining living rooms a dining area and a half bathroom Step outside to enjoy the fresh breezes on both the front and back decks, with the back deck having water views of the Forked River.
downstairs are the 4 bedrooms The master bedroom has a king bed, flat screen TV, adjoining full master bathroom with shower and ground level deck access. The second and third bedrooms are appointed with comfortable king beds both have wall mounted flat screen TV's, and the last bedroom is perfect for the kids with a bunk bed (full on bottom, twin on top), a flat screen TV and gaming console.
outside in the backyard is great for relaxing and catching some sun There's also a nice screen house out back in case shelter is needed from the sun or rain. You'll also find a private firepit in the backyard for your use. The backyard is fenced in so a great place for your pet companions to safely be outside.
the property is riverfront as it extends and has access to the forked river Down by the river, you'll find firewood, kayaks and the kayak launch beach which you have access to. Also down by the beach is a beautiful dock and houseboat which is separate from your reservation but can be booked as well at airbnb.com/h/panamafloathome should you like to add that space to your reservation.
with this property you get full private access to the entire home with the exception of the owners' closets You'll get shared access to the driveways, kayak storage and beach launch area.
your hosts live nearby and are occasionally around, but we also work alot So you may see us, and we would love to meet you! At the same time we are very respectful of your privacy and will not bother you. we are always happy to help if you need something or have a question!

the property is set in and around marinas and residences Next door is a public boat ramp, but not visible from the property.
this is not a party house So please do not plan on having a wild party here or your reservation will be cancelled and will lose access to the home without a refund. Please also book for the correct number of guests. This house accommodates a max of 12 (beds for 9).
please bring your own beach towels Bath towels are provided but are NOT to be taken to the beach. :)
pet fee - $500/pet - pets are welcome as long as they are friendly, 100% house-trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture), completely cleaned up after (poop outside and hair inside), and kept off the furniture (bedding, furniture, etc). Upon booking please indicate you will be bringing a pet(s) that meets the above criteria and the pet fee should be added onto the reservation. If you are bringing more than one pet the additional fees will have to be manually added as a reservation alteration. Additional charges will be applied in the event of a pet accident or hair cleanup.
"events" with more than 12 people will be considered on a case by case basis and start at a minimum of 2x the nightly rate for the day of the event

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

8) fireplace: the fireplace is a vent free gas log set Do not throw any paper or other combustible materials in the fireplace. Fireplace is only operational when it is cold outside.
9) storms:
if there is a storm or hurricane, no refunds will be given unless:
• the state or local authorities order mandatory evacuations in a "tropical storm/hurricane warning area" and/or
• a "mandatory evacuation order has been given for the tropical storm/hurricane warning" area of residence of a vacationing guest
• the day that the authorities order a mandatory evacuation order in a "tropical storm/hurricane warning," area, we will refund:
 any unused portion of rent from a guest currently registered;
 any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the hurricane warning is lifted; and
 any advance rents collected or deposited for a reservation that is scheduled to arrive during the "hurricane warning" period
10) fee schedule:
pet fee - $200 per pet per stay Pets are welcome as long they are 100% house trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture) completely cleaned up after (poop outside and HAIR inside), $100% pest-free (fleas and ticks), and kept OFF the furniture (bedding, furniture, etc.). Upon booking please add the pet to your reservation in the booking and inform the host that you will be bringing a pet or pets that meets the above criteria and the pet fee(s) will be automatically added for the first per and manually added for each pet after the first.
an additional minimum charge of $50 will be applied for each pet accident or hair cleanup
smoking fee - $200 per night smoking fee This is a non-smoking building. Any type of smoke is prohibited. You are welcome to smoke outside. Please clean up your own cigarette butts and ash outside, do not just throw butts on the ground outside. There will be a $1 fee for each cigarette butt that we have to pick up.
late checkout fee – minimum $100/hr Unauthorized late check out is $100/hour rounded up to the next hour.
extra cleaning fee – minimum $50 Our cleaning fee is based on a “Courteous guest” that leaves the place in similar condition to which it was found. Extra cleaning fees incurred by host from turnover crew will be the responsibility of the guest.
watercraft stacking/removal fee- minimum $50 fee if any boat, kayak, or canoe is left in the water, or not neatly stacked and put away on the rack please leave them as you found them for the next guests, and stack upside down so that rain cannot accumulate in the boats!
mailing/shipping of left behind items- $25 handling fee (boxing, handling and delivery to shipping vendor) plus cost of shipping
11) kayaking:
in consideration of being allowed to participate in any way in the program, related events and activities, i the undersigned acknowledge, appreciate and agree that
a life jacket will be worn at all times
all activities aboard a boat will be performed during daylight hours only
do not drag watercraft.
