this is a completely newly renovated home, with new furniture, and we want to host guests that can take care of it and keep it in excellent condition until the owners return For this reason we think the house is not suitable for pets but we may consider under certain circumstances.

we are family-friendly and children with parents are very welcome but note that the house is not child proofed in any way The pool and spa space is not fenced. Please watch your children closely when outside.
pool heating:
►pool heating can be hired for the whole stay: $150 for the first day then $100/day thereafter
►pool heating when hired is limited to 84f;
►pool does not need to be heated during the summer months (june-august) it’s usually 80f+ naturally;
►hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner
►any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture

no refunds - even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
no one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible

- primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform
- the maximum occupancy for the property may not be exceeded at any time
- host may request a photocopy of the renter's id for verification before check-in
- all rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid id)
- this is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter
- maintenance/vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay While we expect the schedule days and times to be Thursday around 8/9am time for Pool/Hot Tub maintenance; Friday usually early afternoon for Landscaping maintenance; Monthly for Pest Control maintenance - that can change without notice to us. guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay

- no animals or pets of any kind are permitted at the property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
