The property is in the gated community of Richmond Estates in Runaway Bay on the scenic North Coast of Jamaica, just 50 minutes from Montego Bay and 15 minutes outside of Ocho Rios.

the rate per night is reflective of the number of guest staying at the property; therefore we ask that you please ensure you input the correct amount of guests including yourself prior to confirming your reservation
*** the advertised rate for two guests is only for two guests sharing one room
*** if two rooms are required please book as three guests and this will automatically make provision for two rooms only
*** if three rooms are required please book as five guests and this will automatically make provision for three rooms
*** video surveillance are on the exterior premises for added security for guests

*** all guests 18 years and over are required to provide a valid id upon request of the gate security or no entry
* gentle reminder, this is a self-catering holiday accommodation, we provide the first round of toilet paper, garbage bag, dish washing liquid and hand wash) "Self-catering" meaning that guests bring what is needed with the EXCEPTION of the items mentioned in the listing. Please make provision to stock-up on these (toilet paper, paper towel, garbage bags, dish-washing liquid, hand wash, body wash) and other necessary items that you will need to enhance your stay.
* lfa country store is the supermarket conveniently at the entrance of the community The supermarket opening: 8am to 8pm.
* the cleaning fee paid at reservation is for the cleaning at check-out
* housekeeping:- if this needed, cost only us$60 per day

* bath towels and bed-linens are provided but not replenish, hence, the washing machine, clothes pin and a dry-yard to hang wet clothes are provided to assist you with the laundry Detergent and fabric conditioner is not provided. Please note, face towels/wash rags and beach towels are not provided due to hygiene reasons. You are more than welcome to bring extra towels to enhance your stay.
* we strive to be eco-friendly and proud to announce that we have installed eco-sensors on our a/c units that turns off when doors and windows are left open (for more than 3mins) or if the room is deemed unoccupied The ECO-SENSOR needs to detect body movement at least once to deem room as being occupied. With the room deemed occupied AC will operate normal. If the SENSOR displayed red light then the door and windows need to be closed.
* you would need to restart the ac with the remote if it switches off
* carry two uk or european plug adaptors, if you're from the uk or europe This is needed to charge your mobile phones and other personal electrical devices. Jamaica's electrical sockets are similar to the USA. If you're from Canada, USA and the Caribbean there's no plug issue to worry about.
* no party or no loud music allowed

* jamaica is a tropical country prone to lots of insects, always carry insect repellent Once again, we cannot be held responsible for creepy crawlies such as lizard, other tropical inspects and guests being bitten by any form of insects.
*** there are no beaches in walking distance to the villa:
there are four free beaches
1 Margaritaville Beach Restaurant and Bar is 15 minutes’ drive from the Villa, highly recommended perfect for the entire family, great music and food, it is in Ocho Rios.
2 Priory Beach is 10 minutes’ drive from the property, in the direction heading towards Ocho Rios.
3 Flavour Restaurant Beach is 10 minutes’ drive from the property, in the direction heading towards Montego Bay.
4 Richmond Private beach is 5 minutes’ drive from the property, it has a better bathroom facility, but it tends to have a lot more seaweed on it.
*** the villa 15 – 20 minutes’ drive from ocho rios, 1-hour drive from montego bay airport and 2 hours’ drive from kingston airport Restaurants, shops and excursions are 5 - 25 minutes’ drive from the property. We are located just off Highway 2000 between the Towns of Priory and Salem. There are 10 flags at the entrance of the community. Coming from Montego Bay airport the flags to the community entrance will be on your right side at the traffic light.

visitors are 100% welcome but not beyond 5 there is a daily charge and protocol as follows:
* $25 per visitors, per day between the hours of 6am to 6pm
* $50 per visitors, per day between 6pm to 6am
* security will only provide entry for visitors that are on the list
* the listed names will only be given to security once payment is received
* please discuss your visitor list and requirements at your earliest convenience so to assist with having a memorable stay
* reservation will be void with immediate cancellation if protocol is not followed in addition to the lead guest being charged
* if a visitor overstay accidentally or unintentionally, please call to discuss your intentions with payment being readily available
