-maintenance/vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay While we expect the schedule days and times to be Wednesday mornings for Landscaping maintenance, and Thursday in the afternoon between 3-5pm for Pool/Hot Tub maintenance, that can change without notice to us. Also, the trash is taken care of by the gardeners - they take it out on Wednesday after work and they come back on Thursdays evening to put it back in. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.

pet policy:
-one adult dog up to 50lbs allowed Cats are not allowed anytime.
-dog must be house and potty trained and cannot be left alone or on furniture

-guest assumes full responsibility for all and any damage caused by the pet during the stay Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.

-if pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately

-control their barking - if you have a loud dog, please never leave it in the home alone
-don’t let them treat everything like a fire hydrant (inside and outside the home)
-play is fun, but silence is golden - be respectful of the neighbors
-keep them on leash while outside the home
-always pick up after your dog
-wash those paws and minimize bringing messes inside the home
late checkout policy
guests must check out by the designated checkout time specified in the rental agreement Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). the fees, based on the duration past the checkout time, are as follows:
• less than 1 hour: 10% of the nightly rate or $100, whichever is greater
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater
• more than 2 hours: full nightly rate

We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.
