• back porch with seating & dining table, leading down to backyard with lawn, children's play structure, and ample space for entertaining
• large front porch with 2 rocking chairs for having coffee each morning
• 6 person firepit area directly in front of driveway, surrounded by beautiful wildflowers in the spring
• on-site guest studio may be rented during stay if needed for extra room It is a separate listing so please inquire about availability. This space will not be rented by a different group during your stay. The home and property will be exclusively available to your group.

• absolutely **no parties** as this is our personal home Small birthday gatherings and reunions with less than 20 are ok.

-lake travis access: there is a public boat launch and parking lot 10 minutes from our home at pace bend state park If you don't need the boat launch, you can access the lake as well from Pace Bend State Park at several points for swimming and hiking. There are many trails available.
