BEAVER LAKE FRONT, PRIVATE, SWIMMING, FISHING, CANOE, DECK, EASY SHORE ACCESS, PRIVATE LOCATION. NOTE - Price is for 4 guests. Additional Guests over 4 are $15 per person per night. This allows us to keep this vacation retreat affordable for smaller groups. MAXIMUM NUMBER OF GUESTS = 15 Access: This property is located down a significant gravel road that is not suitable for cruiser-style motorcycles or sports cars with little ground clearance. 25% Deposit due at time of booking. Balance will be processed automatically 30 days prior to arrival. Pets not accepted Bedrooms: Bedroom 1: Queen, Upstairs (main floor front door level) Bedroom 2: Queen, Downstairs Bunk Room: 3 Twin over Full Size Bunk Beds. 1 Queen Pull-out Sofa Bed, Downstairs Bathrooms: Bath 1: Full bathroom with tub/shower combo, upstairs (off main hallway) Bath 2: Full bathroom with tub/shower combo, downstairs (off hallway) Full Kitchen: Stove, Refrigerator, Microwave, Coffee Maker. Gas Grill on the back deck. Propane Provided Seating for 15 on the deck. The Little Clifty Escape has a trail to the lake that is relatively easy to walk. Although, the rocky terrain may prove difficult to those with limited mobility. The lake is is close! About 100 yards away from the back deck. The trail features 3 easy switch backs. One of the easiest waterfronts to access on Beaver Lake. The shore access is superb. Fish, swim, play! Boat Access!! The back yard is full of large boulders providing a natural playground. (Kids love to spend the day jumping from rock to rock). This property also features a large sundeck which is partially covered, providing enjoyment rain or shine! There is a ladder swimming. There is also a large table at the dock which provides a great place to sit in the shade as you relax. You will have access to a canoe at the property. The TV is on an antenna and receives limited channels. This is a new TV with HDMI inputs. NOTE: Wifi and Cable are not provided. We want our guests to relax and enjoy the lake, Eureka Springs, and surrounding areas. Please contact us if there is any change in the number of guests that will be staying at the property. It is very important for us to know the number of guests in case of an emergency or natural disaster. Neither floor space, nor furniture may be used as additional sleeping areas. Exceeding the number of guests stated on the reservation or allowing the entry of an unauthorized pet into the property will be quickly addressed and require immediate compliance with the Rental Agreement. Note, we are able to monitor the number of guests and pets at the entry point of the property. (None of our properties have internal surveillance video). Exceeding the number of guests stated on your reservation or bringing an unauthorized pet will be cause for cancellation of your reservation and cessation of your stay without refund as outlined in the Rental Agreement..
