- the bunk house is not a 4 season abode, meaning that once it starts freezing at night we have to close and winterize it (no water or electricity and antifreeze in the toilets) This means that after Columbus Day (the beginning of October) to Memorial Day (the beginning of June) it is not available for your use. This means that the home only sleeps 9 from Columbus Day to Memorial Day.

we understand that covid-19 is affecting travel plans less and less these days, but we do still have people who want to cancel right before their trip due to a positive test for a member of their party Although we respect and support any attempt to not get others sick, we do not believe we should bear the full financial burden of this. So in the case of a last-minute problem, we have established the below cancelation policy if a member of your group has COVID and you no longer want to stay.
-over 7 days out from the beginning of the reservation: we will issue you a full refund
-between 7 days and 48 hours from the start of reservation: 50% + any amount over that we are able to re-rent the unit for
-48 hours from the start of your reservation: we will only refund you what we are able to re-rent the home for
-we suggest testing to where you get your results 7 days out and quarantining from there
