This two-bedroom original farmhouse is an ideal base for a family or group of friends, for a relaxed coastal holiday and as a base for exploring the Otway coast.
sleeps 6 to 8 at a pinch, but note there is only one bathroom and a limited hot water system

the house has a sort of rustic charm There is a wood heater and wood stove, comfy beds, lots of books, a record player and board games. Outdoors there is a lovely shady garden home to many native birds. There is a gazebo and barbecue area, a fire pit and an outdoor shower for summer.
waterfalls, beaches, walks and wildlife abound Johanna Falls are 100m away, and Johanna Beach is 2.5km away.
i hope you will come here to relax, enjoy company, take in the peaceful setting and perhaps explore some of this beautiful part of the world after a few days here you will feel great!
the house is a basic, “traditional” rural farmhouse, and as such there is no dishwasher, no tv, no aircon etc Linen is provided. The house is not 100% renovated but is definitely comfortable and clean. I love the place and I hope you will too.
inside the house:
heating
there is a wood heater in the living room It has an electric fan and flue control and works really well. There are also a couple of electric bar heaters in the bedrooms. The bathroom has a ceiling exhaust/heater with infrared globes.
cooling
there is no aircon, but you probably won't want it anyway There are portable fans. Johanna is typically significantly cooler than Melbourne in the Summer, and the house tends to stay fairly cool on the odd hot day. If it gets really hot you can venture down to the river or beach, or take an outdoor shower to cool off.
cooktop
there is an electric cooktop in the kitchen As you stand at the stove, there is a switch to your right which turns on the exhaust fan. Best to cook meat, bacon and eggs etc outside on the barbecue so as not to attract flies.
foodstuffs
there are some basic things in the kitchen such as oil, vinegar, salt and pepper, spices, tea etc
kitchen
the kitchen is fairly well equipped in terms of cutlery, implements, pots and pans etc There are a couple of stovetop coffee makers. There is a microwave, blender, kettle and toaster.
oven
the oven works but is wood-fired
shower
the shower piping hot but runs on an old fashioned low-pressure hot water system
1 Turn on the hot water to the max. It will just dribble out but don’t worry, it’s not so bad.
2 Turn on a tiny bit of cold water. Barely touch it.
3 Incrementally add cold until you get the temperature you desire.
rainwater
the water out of the tap is delicious, cool, unfiltered rainwater from a concrete tank It is clean and I drink it, but there is also a water filter which you can use if you wish.
hot water
the hot water system needs to be upgraded It will do a couple of showers and a load of dishes at a time, so if you have a large group you will need to space out your hot showers. On the upside, having a small tank means the system reheats quite quickly.
baby stuff
cot and high chair located in the first bedroom Let us know if you are bringing a baby and I will set them up for you.
dishes
there is a large double kitchen sink, set up very well for washing and rinsing dishes by hand However, there is no dishwasher. Please make sure you wash, dry and put away all the dishes that you use.
stereo
there is a vintage stereo with turntable and a 35mm jack so you can plug in your device.
laundry
guests do not have access to the laundry, sorry
books
the house has plenty of books for your reading pleasure This is my personal collection and many of these books are relatively precious to me, but I am happy to share the collection as long as they don’t go missing. So, please enjoy but also please don’t "borrow" books.

outside the house:

there is an undercover barbecue area with a gas barbecue Please remember to switch off the gas at the bottle after you use the barbie.

there is a fire pit which also doubles as a barbecue
outdoor shower
in the garden there is a cold shower for you to use if you need to wash off after a swim, or cool down on a hot day, or practice your wim hof breathing techniques at 4am in the middle of winter
parking
there is plentiful parking, either in front of the garage or on the sandy area on the other side Note that there is no undercover parking.
birds and other wildlife
the birds here are just beautiful and you can look forward to hearing the sounds of many wonderful bird calls, particularly in mornings and evenings
in addition to birds, if you keep your eyes peeled you may come across native wildlife such as kangaroos, wallabies, echidnas, koalas, snakes, lizards We also have a some introduced species such as foxes, cats, rabbits and deer. If you want to show your children some wildlife, try getting up at dawn and walking quietly up the hill. You will most likely spot some kangaroos or wallabies.

-please separate recyclables from landfill
-please use the compost bin for all organic waste
-don't put food scraps into landfill or recycling bins
-please wash out food containers, cans, jars etc before you put them in their appropriate bins
road
the house is very close to a very quiet country road In low season on weekdays, it may see just a couple of cars a day. In peak tourist season on weekends the road gets maybe a couple of cars per hour on average. Please note that there is no front fence, which may be an issue if you have young children.
snakes
there are snakes around They have been seen around the house, on the road and in the paddocks. So please look where you are walking and make sure your children do too.
insects
in the summer, you will need to keep the fly-screen doors closed to keep flies and insects outside
septic system
please do not flush anything down the toilet other than toilet paper and you-know-what Also, please do not put oils or fats into the kitchen sink. Use the paper towel provided to clean up the oil.
rainwater
please be sparing with your use of water, as we rely entirely on rainwater
cupboards
some cupboards are marked “private” and some are also locked
firewood
firewood is provided but please keep your fires small and be mindful of how much wood you are burning Firewood is hideously expensive to buy. Do not under any circumstances have a fire anywhere except in the fireplace provided.
pets
pets are not allowed, sorry
smoking
do not smoke inside If smoking outside please use the ashtray provided.
breakages
if you break or damage something, please be upfront about it Accidents do happen, after all. If it is something small like a cup or a plate I am not bothered but I would still like to know so that I can make sure everything is maintained for future guests. If you break something valuable then I would expect that one way or another you remedy the situation.
blackout plan
if the power goes out:
-all plumbing still works as the house is on gravity system This means that the toilet, shower and kitchen all function as normal.
-the hot water is an electric storage system, so there will still be a tank of hot water for you to use sparingly until the power comes back on
-the fridge and freezer will stop working Minimise use, i.e avoid opening the fridge unnecessarily
-the electric cooktop will not work There is a butane camping stove located on a shelf in the kitchen.
-lights will not work There is a torch and candles on the shelf next to the camping stove.
noise
though this property is relatively “remote”, we do have neighbours please don’t book this property for a doof or loud party :)
shopping
the closes places to buy groceries are colac (1hr) or apollo bay (50mins) There is very little available at Lavers Hill. So, make sure you plan accordingly and bring all of your supplies with you.
