➤ my place does come with heating and a/c, but i can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees celsius And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.

1 There is no front desk as this is a house property. Please contact me via Airbnb messenger for any questions.
2 Smoking of any kind is strictly prohibited on the property, including the balcony if there is one. ($400 fine for smoke odor removal)
3 Please be cautious of noise, especially after 9 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4 No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.
5 The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for the next guests.
6 Please note that check-out time is by 11 am and keys must be placed as instructed. I often accommodate late check-outs if I know in advance, but last-minute changes may result in a $50 charge per each additional half-hour stay.
7 All bookings require the Primary guest's photo ID and the complete names of the guests above 18 years of age.
8 Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
