Quiet hours are from 10:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times.A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you are supporting local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners earn a living wage in beautiful Sonoma County.Parking: There is parking for a maximum of 3 vehicles in the driveway and the pullout in front of the house. The garages are not available for parking. RVs, trailers, and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.Bed Sizes: Master suite upstairs: King bed; Upstairs bedroom: Queen bed; Downstairs suite: 1 Queen bed and 2 built-in Twin beds as bunk "nooks" (please look at the photos).Bathrooms: There are 3 bathrooms. Upstairs, the master suite bathroom has a shower over a bathtub and the hallway bathroom has a shower. Downstairs the bathroom has a shower. Heating: Upstairs there is central heat, a mini-split and gas fireplace in the master suite, and a gas fireplace in the living room. Downstairs has a wall heater. Cooling: There is a mini-split A/C unit in the master suite and freestanding fans for other rooms. The central heat upstairs also has a fan option. The downstairs level stays cooler naturally. Location: this is in a cozy residential neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, and visitors. To honor this balance, we ask guests to park only in the driveway and gravel pull-out in front of the house and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Stairs: There are 19 stairs from the driveway to the front door, upstairs. There is a flight of steps from the upper back deck to the backyard and one step into the downstairs level and a couple of steps inside the downstairs door.Pet Friendly: welcomes up to 2 well-behaved dogs. Fencing: The backyard is fully fenced but we always recommend checking the fence line before letting your dog off-leash. The "river yard" is fenced along the street and sides but open to the river.Security: For the safety of guests and the home, there is an exterior security camera at the front door only.Work from HERE: There is a vintage-style secretary desk in the master bedroom with chair.Advertised Wifi Speed: Xfinity residential high-speed service: 800 mbpsA Note About TVs: has Smart TVs in the living room, master bedroom, downstairs living area. The house has Xfinity's "Popular Channel" service with 125+ channels including the most matched channels offered. Guests are welcome to bring their login info for streaming apps such as Netflix, Hulu, and Amazon Video. The house sits on a parcel across the street from the river and there is a separate lot on the river side of the road. There is a fence and gate so only guests at here have access. We call this the "River Yard." This yard is highly sensitive to changes in river/weather conditions – especially in winter when the river comes up and areas remain soggy or submerged.Docks, Boats, and River Access: There is a canoe and 3 kayaks, when available, and stairs to the river dock from the river yard. These are seasonal amenities and only available when conditions allow. Expect docks, boats, and river access when the summer dams are in (mid-June to mid- September). Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity. The dock is at the river year-round but goes under water when the summer dams are out and conditions start to change for fall/winter.
