remember when you could drive down the gulf coast and experience the ocean and not have to glimpse it through a wall of condos? when you could enjoy a day on the beach and not be crowded?
those days still exist!!!
this quaint beach house is just what you have been looking for This is our family home and we hope our guests get that same feeling. This home features three (3) bedrooms (king in master) (queen and double in the other two rooms). It has two (2) full baths with tubs in each. There is even an outdoor shower when you just need to cool off, or rinse the sand from your toes. The interior has been completely updated with butcher block counters in the kitchen and stainless appliances. The floors are solid vinyl. There is a propane grill and charcoal grill on the property to enjoy a dinner with the fish you can catch right from the shore. The fishing in this area, either from boat or shore, is fantastic. This area offers both salt and freshwater fishing. The wildlife here is ever changing. You can see alligators, bears, deer, bald eagles, the famous white squirrels, and tons of other wildlife within a very short area. The bears really do feed around the shoreline and a bag of food left alone can be too tempting.
the home sits perfectly back from the oceans edge The views from the deck are amazing. There is even a larger lower deck for gatherings with a fire pit.
the house has all the comforts of home
during the late spring and summer months’, sea turtles nest up and down the shoreline and these turtles can be often seen just off shore During the fall we have a migration butterflies thats amazing.
just a short drive down hwy 98, rests the wakulla river Here you can enjoy crystal clear rivers and enjoy a kayak float trip and have manatees swim alongside you. Nearby you will find an ocean rescue aquarium and rehabilitation attraction that is very interactive. Kids and adults both enjoy the experience.

if something is damaged, please contact us as soon as it happens to avoid any issues after checkout We use this home as our family home, and we want all our guests that to feel that same way. So please take time to leave it as you found it. Please ensure that you remove all food items from the house and fridge upon checking out. As soon as the cleaning service notifies us that the home has been inspected satisfactorily, your deposit will be promptly returned. Any damage found, or items missing from the home, will be reason for the forfeiture of the deposit. No partial amounts will be accepted.
please do not flush any items other than toilet paper down the toilets The houses in this area are on a septic tank and if a blockage is found to have been caused by flushing other items down the drain (such as hand wipes) the deposit money will be forfeited.
we caution anyone about climbing on the oversized lifeguard chair on the upper deck The elevated chair could cause injury or death from a fall. While very sturdy accidents can happen.
upon booking:
after the booking has been confirmed you will receive a welcome letter with property information and access code
upon booking, your payment method will be billed for 50% of the total stay The remaining balance will be deducted two weeks before your arrival. Cancellation will be allowed if canceled within 60 days of the desired stay. If not cancelled by then, the initial deposit of 50% of the stay total will not be refunded. Cancellations MUST be made by 5:00 of the appropriate day. ASK ABOUT LONG TERM WINTER RENTALS.
if the reservation is booked within a 60 day window before the date requested, the stay must be paid in full and no refund option would be offered if cancelled
1 CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10:30 A.M.
2 This is a NON SMOKING home.
3 NO PETS ARE ALLOWED.
4 MAXIMUM OCCUPANCY- Rates based on 6 persons. An additional charge or $10.00 per person per night for guests in addition to the six (6) will be assessed. The maximum number of guests is limited to 8 persons.
5 damage/reservation deposit-
o no damage is done to unit or its contents, beyond normal wear and tear
o garbage and other discards are placed in the outside trash dumpster, and soiled dishes are cleaned prior to departure
o all doors closed and locked upon departure
o all charges accrued during the stay are paid prior to departure
o no linens are lost or damaged Dirty towels and linens are to be placed on the floor in front of the washer. Beds stripped and bedding left at foot of the bed.
o the renter is not evicted by the owner (or representative of the owner), or the local law enforcement
6 CHARGES. Damages to the home will incur a minimum of $60/hr (one hour minimum) time & materials. If there is damage requiring a professional that charges more per hour (e.g.plumbing, contractor); market rate hourly charges will be applied. Beach towels not returned are $25/ea. Lost Keys are $50/ea.
7 CANCELLATIONS: Deposits are 100% refundable if cancellation is prior to 90 days before check-in date. Cancellations within 30 days of check-in date will forfeit all monies paid. ALL reservations made and cancelled within a 2 week booking will be forfeited upon cancellation.
8 CREDIT CARD CONVENIENCE FEE will be assessed on credit card payments. This is done through VRBO.
9 INCLUSIVE FEES - Rates include a one-time linen-towel setup.
10 NO DAILY MAID SERVICE - While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home.
11 FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
12 WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies or Renters Contract must be approved in writing in advance.
13 HURRICANE OR WEATHER POLICY - (beach property): No refunds will be given, we highly recommend you purchase travel insurance. Beach erosion and/or red tides can occur seasonally.
14 UNFORESEEN MAINTENANCE: No refunds will be given in the event of unforeseen maintenance issues. If unresolved maintenance issues persist, guests will be offered the option to check out with full refund of remaining stay.
16 DISTURBANCES: Nearby noise or inconvenience from adjacent homes does not constitute a breach of this agreement or allow for refund or rental adjustment.
17 ENVIRONMENTAL PESTS: This area is a humid climate and pests flourish in this environment. Contact with such pests does not constitute a breach of this agreement, or allow for refund or rental adjustments.
18 WE DO NOT accept responsibility for any loss, damage, accidents, injuries, theft, or delays due to the fault of any entity used to carry out this reservation.
19 RATE CHANGES - Until deposit is paid, rates are subject to change without notice.
20 TRAVEL INSURANCE: We highly recommend your purchase travel insurance.
