vacation rental agreement

all monetary amounts in this agreement are in canadian dollars (cad) Nightly rate, cleaning fee and all optional add‑ons are subject to HST (13 %) unless the invoice expressly states “Taxes included.”
the parties hereto, in consideration of these presents, agree that:
maximum occupancy – guest must accurately disclose, at booking, the number of adults, children and animals who will occupy the premises occupancy (including daytime visitors) may never exceed the capacity authorised by the
township licence—two persons per bedroom plus two, or the septic rating, whichever is lower Unauthorised over‑occupancy may result in immediate eviction and forfeiture of all amounts paid.
no smoking / vaping / cannabis / illegal drugs – smoking or vaping of any substance, including cannabis, is prohibited inside the cottage Outdoor smoking is permitted 9 metres or more from doors and windows, with all doors and windows closed. Violation incurs a $500 CAD charge plus the full cost of odour remediation.
animals – no animal may be kept on the premises without prior host approval and a signed animal addendum Service animals recognised under the Ontario Human Rights Code are exempt from additional fees or breed/size limits. Emotional‑support animals are treated as pets.
damage policy & security – guest must choose one of the following:
refundable security deposit of $1,000, pre‑authorised on the arrival date and released within 7 days of departure if no damage is found, or
non‑refundable damage‑waiver fee (amount shown at booking)
no charges will be applied provided there is no:
a) damage to the property, contents or furnishings;
b) excessive dirt, garbage or mess;
c) negligent weather‑related damage (eg umbrellas or furniture left unsecured in high winds);
d) other costs incurred by the host because of the stay;
e) eviction by host or law enforcement;
f) loss, staining or damage of linens;
g) failure to lock and secure the unit when unoccupied
guest must report pre‑existing damage within 24 hours of arrival or may be held responsible Damage exceeding any coverage limit is the GUEST’s responsibility. HOST may recover costs via the booking platform, the security deposit or other lawful means. HOST does not pursue claims under $50 CAD.
cleanliness – treat the premises with respect; this is someone’s home Even where a cleaning fee is charged, GUEST must leave the cottage neat and orderly. Notify HOST within 24 hours of arrival if cleanliness is unsatisfactory.
noise & quiet hours – township quiet hours are 11 pm – 7 am At all times noise must be kept to a reasonable level so as not to disturb neighbours. Noise complaints or violation of municipal by‑laws are grounds for eviction with no refund.
parking – a maximum of ___ vehicles may be parked on the gravel driveway No roadside or lawn parking is permitted under Township by‑law.
lock‑out / keys – this cottage has keyless entry; your code is active for the duration of your booking If a physical key is provided and lost, a $150 CAD replacement fee applies.
linens & supplies – refer to the listing for supplied items Only septic‑safe tissue may be flushed; no “flushable” wipes. GUEST is liable for septic or plumbing damage caused by improper use.
reporting of dissatisfaction – report any issues to host within 24 hours of discovery and allow reasonable access for verification and remedy Failure to do so voids any right to reimbursement.
