ca 1900 restored farmhouse w/ large gracious rooms, huge kitchen, big fenced in backyard & 5 minute walk to one of the most charming towns in the Western Catskills (& it doesn't close down in the winter!) This feels like a real home bc it is one - with comfy places to read or work, play games, watch (Apple) TV or hang out in the bright fully equipped kitchen - the heart of the house. Backyard snowmen, Solo Stove for s'mores, walk to excellent sledding hills, snowbaord/skiing 25-55 mins away.
the space
no cookie cutters at work here - this house is sylishly decorated with generous rooms and thoughtful touches - it is equal parts pretty and comfortable Good linens, proper reading lights, blankets for cozy nights, indoor and outdoor spots for reading, catching up or dozing off. And although technically this is a 2 bedroom, 1 & 1/2 bath home - the 2 bedrooms can handle more than their allotted number (pls see bedroom descriptions.) And if you need even more room....there's always the newly renovated Andes Hotel around the corner for overflow - which also has a great bar, pool table and restaurant.
first floor
kitchen: flooded with light from 5 glass doors and 5 large windows this kitchen does triple duty with a huge table at the center that seats 12 for meals, daytime work space/jigsaw puzzle tabletop, or after dinner games It's well stocked with decent gear and plenty of good dinner, glass and flat ware and everything you need for holiday cooking....roasting pans, serving platters, pie & cake pans, etc.
living room: beautifully proportioned and comfortable, the sunny living room room beckons with a wood burning stove, cozy seating, apple tv, two bookcases full of books and lots of games...chess, backgammon, cribbage, scrabble, etc. We do askfor a contribution towards the firewood is you use the stove alot.....whatever you think is appropriate.
bathroom: a small but serviceable 1/2 bath under the stairs

the master has a queen bed with a tempurpedic topper and room for the single portable bed tucked into a corner
the "dorm" room has options! the 2 twins have been pushed together for a comfortable king or you can separate them - there's a toddlers bed, a pack 'n play, a large jouvi, a queen ikea sofa bed and a portable single bed which can go in the other bedroom or the living room!
bathroom: a shared large sunny bathroom on the 2nd floor boasts a big claw foot tub, an excellent high-pressure shower and a private toilet
outside:
winter
big yard for snowmen, snowball fights, a big fenced area for rover and a small but comfy porch to watch the fun from A fire pit & portable Solo Stove can warm things up - perfect for S'mores or warming up your hands. Sledding you can walk to and a number of good ski/snowboarding spots from 25 - 55 minutes away.
any season - 5 minute walk to andes for a meal or a game of pool and a cocktail at the andes hotel, bar & resaurant - stop in for breakfast or lunch at the diner or do small plates at wayside cidery for dinner or lunch (always check online for hours of operation) and don't miss their recently added games room, regulation pool table (with decent cues, balls, plenty of chalk!) shuffleboard table, foosball, backgammon, chess, darts, you name it Live music some Friday nights AND it's around the corner.
fifteen minutes to delhi where there's even more choices but do yourself a favor and be sure to go to hollow and eightymain - both open throughout the winter This is also your grocery, pharmacy and wine & liqour shop stop.

summer:
shop the local farmers market, sample locally produced hard ciders in a beautiful converted barn, and enjoy an outdoor “cans and clams” gathering every friday night in the summer behind the andes hotel The outdoor pool next to the K-12 public school is free to the public, and the rail trail on Palmer Hill and the Pepacton Reservoir, now open for kayaking and canoeing, offers some of the best views in the area. Two parks, great shops, good walks, a sweet little library, fantastic bakery - the list really does go on and on. come visit!
winter: many of the restaurants, galleries and shops in andes are open on the weekends in the winter Sledding is in town and snowboarding, skiing, cross-country, snow-shoe and snowmobiling - are all between 20 and 50 minutes away from your front door..
