so many hikes nearby, topgolf, riparian preserve, golf courses and so much more It's hard to get bored around here. If you just need to let the kids burn of some energy, jump in the pool for a few hours or walk directly north to Freestone Park which is 88 acres playgrounds, soccer and baseball fields, mini amusement park, a skate park & fishing.

** understand that any violation will ultimately result in forfeiture of all moneys paid
- must be at least 28 years old to book and cannot book for someone under 28 without staying at the property for the duration of the booking
house rules:
- no pets allowed
- no events, parties or large gatherings
- no smoking/vaping of any kind allowed inside or near exterior doors or garage
- no rearranging furniture inside the home or moving inside furniture to any outdoor area and vice versa ($500 fee for violation)
- arizona can be very dusty, so to help keep the floors clean and sparkling, we ask that guest please remove their shoes while in the home A shoe rack is located on the landing as you enter the home.

1 Please do not remove the pool vacuum from the pool or tamper with it for any reason. Misuse of pool equipment may cause significant damage. If our pool service finds that the pool vacuum has been removed from the pool or tampered with, any repair costs and/or equipment replacement costs will be deducted from your security deposit. If there is an issue, please contact us ASAP. We are happy to Help! Thank you in advance for your cooperation.

2 Don't bring extra guests over the amount you booked. If you booked for 6, we plan for 6. If you have more, please just let us know so we can accommodate (up to 8).
3 If you plan on having any visitors at the property besides registered guests, please give us a heads up. Overnight guests should be counted in your booking.
4 Please be respectful. Remember, this is a home in a quiet neighborhood. It's not a hotel or a nightclub. We expect our guests to treat this home and our neighbors with respect. Quiet Hours: 10pm - 7am - Absolutely NO PARTIES. NO FIREWORKS. Behave, enjoy yourself.
5 No lifeguard on duty; swim at your own risk. NO DIVING OR JUMIPNG into the pool. The pool is NOT A DIVING POOL, it is shallow. All children must be accompanied at an Adult 18+ at all times when in the backyard.
6 Smoking or vaping outside ONLY; prevent smoke or vape from entering the house and please dispose of your trash properly. Fees may apply to remove trash/smell related to smoking/vaping or other tobacco products.
7 Please remove all trash from the property. Both bins are located at the end of the driveway behind the house.
** if you're at the house during trash pick-up days, please place it on the curb If you're unable, please let me know. Trash and Recycling both go out SUNDAY for pickup on Monday -place at the edge of the driveway.
8 Landscapers typically come on Wednesdays to cut the front yard. Apologize for any temporary inconvenience.
9 Pool is typically cleaned on Monday afternoons (every other week in winter). We will advise you if there are any swim restrictions (typically less than 24hrs).
10 Please do not tamper with the pool autofill. If you notice a leak, please turn it off and alert me immediately.
11 Please clean the grill after you use it. If you run out of propane, please take a tank to swap. We do not always notice low propane and rely on our guests to refill when needed.
12 Please mind the AC recommendations in the manual. Overrunning the AC during Arizona's hot summer months will cause damage. For example: If you're spending your day by the pool and it's over 110, leave the AC at 80; I promise you it will feel nice and cool when you run in to use the bathroom. Desert heat is far different than the East Coast or Midwest. A normal AC setting is 78, do not set below 75 for any reason. It's much cooler than you think.
13 Homeowner is not responsible for any injuries caused during your stay at the property.
14 - Please check and LOCK ALL DOORS upon leaving the property at all times and the end of your stay.

- all linens and towels are provided Any lost or damaged linens and towels may be charged to the guest.

- using the property address as a mailing address is strictly prohibited
- no compensation given for temporary outages of electricity, gas, water, cable, and/or internet service All efforts will be made to restore as soon as possible.
- report any maintenance issues first! we're happy to help No refunds will be made for maintenance including, but not limited to, heating/AC, appliances, and TVs without prior consent. we'll take care of it :)
- owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services; owner will provide renter with at least 24 hours notice of owner’s intent to enter (except in the case of an emergency)
- owner does not assume any liability for loss, damage or injury to persons or their personal property nor does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of god, or other reasons beyond their control.
