This means the house stays comfortable year-round without traditional radiators. Instead, it uses advanced insulation, and natural airflow and underfloor heating to maintain a stable temperature, creating a cosy environment, for added comfort.
combining thoughtful architecture with modern amenities, the house provides a serene and inviting space for families, friends and groups For groups exceeding the standard capacity, futon beds can be provided for up to 2-3 extra guests at an additional cost, upon request.
our journey began in 2019 when we discovered this neglected garden—a junkyard for over a decade Hawthorne House takes its name from a 200-year-old historic Grade II-listed gabled building on King’s Road that it was once part of. Reclaiming this land has been a transformative journey, turning a derelict plot into a serene sanctuary. We are excited to share it with you.

The south-facing living and dining area, illuminated by a skylit-pitched roof, exudes warmth and charm. Bedrooms and utility spaces are strategically placed to the north, offering functional coziness.
as architects, we challenged conventional layouts to suit modern living Our two-storey wooden structure with a pitched roof allows light to flow freely in a constrained site with window apertures only on the north and south. The slatted wooden floors, crafted from rich African iroko wood, bring warmth and texture while cleverly letting sunlight filter through. These sunlit spaces create playful shadows and transform the house’s ambience throughout the day. The slatted floors, paired with skylights, address the common challenges of dark, stuffy ground floors typical of cottages with deep plans.

the open-plan kitchen and dining area, oriented to the south, invites natural light through its skylit-pitched roof, creating a bright and welcoming atmosphere The dining table comfortably seats eight, while the fully equipped kitchen—featuring an oven, hob, microwave, dishwasher, fridge-freezer, kettle, and Nespresso capsule coffee maker—is perfect for preparing meals together. There is also a small rice cooker.
the ground floor includes two spacious bedrooms with futons, dressed with cushions for added comfort, wardrobes, and bedside tables A sleek family bathroom, complete with a rainshower/bath, WC, and hand basin, is conveniently located off the hallway.
on the first floor, the living room is a warm and airy space, highlighted by its african iroko wooden flooring, which enhances the home’s character Relax on the cosy sofa while enjoying the flat-screen TV, preloaded with popular streaming apps.

there is under-floor heating to the ground and first floor and heated towel rails in both shower rooms There are blackout blinds at all the windows in the bedrooms to help give you a peaceful night's sleep.

access to hawthorne house is via a street to a cul de sac road and pre-paid street parking spaces One parking space can be provided free and any additional car at £5 a day; guests will have to provide their car-plate number and booked in advance with the host, but please discuss this with your host regarding this arrangement prior to your arrival.

the portable wheelchair ramp provides temporary wheelchair access to the front entrance, overcoming the street curb and a 15cm step from the pavement to the patio Please note that the ramp should not be left unattended. After use, kindly ensure it is stored away in the store under the stairs with assistance.
the entire ground floor is wheelchair accessible, but assistance may be needed in the bathroom, particularly for accessing the bath and possibly the wc Please review the photos beforehand to ensure the space meets the needs of your travelling companions.
stairs & flooring: please be aware that the stairs to the first floor and the open porous flooring are not suitable for the very young, elderly, infirm, or anyone with limited mobility We recommend assessing accessibility needs before booking.
