we don't take groups of more than 8 adults as we are in a very respectful neighbourhood Absolutely No parties or events of any kind and strictly quiet hours from 9pm- 7am.

- we have rental agreement as part of our terms and conditions Guest must sign the rental agreement.

- for last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure This is to ensure legitimacy and prevent fraudulent transaction.
- all confirmed reservations made starting on the 9th of january, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday This is to be charged separately a week before your arrival, or immediately if less than a week.
- only the bedding set out for your booked number of guests is to be used usage of any extra bedding without prior
approval will incur charges of $50 per night per item used
- a $30 booking tax is levied on per bookings to cover guest and identity validation
insect and pests-
qld is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies.
