we don't take groups of more than 8 adults as we are in a very respectful neighbourhood Absolutely No parties or events of any kind and strictly quiet hours from 9pm- 7am.
please note: a pet fee of $37 per animal, per night (max 2), will be charged separately to reservation total. Pets will be need to approved, and questions answered about the pet prior to checkin. please note we take a bond seperate to airbnb $2000
"things you need to know before you book"
- we have rental agreement as part of our terms and conditions Guest must sign the rental agreement.
- we also require a copy of the their id (front and back) This is separate from Airbnb identity verification.
- we also require a security deposit which we will authorise separately see house rules for more info
- for last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure This is to ensure legitimacy and prevent fraudulent transaction.
- all confirmed reservations made starting on the 9th of january, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday This is to be charged separately a week before your arrival, or immediately if less than a week.
- only the bedding set out for your booked number of guests is to be used usage of any extra bedding without prior
approval will incur charges of $50 per night per item used
- a $30 booking tax is levied on per bookings to cover guest and identity validation
insect and pests-
qld is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies.

>>bins must be placed out for collection on the correct night (Yellow recycling bins are collected every second week.)
>>this is a non-smoking property Any cigarette butts found will result in forfeiture of the bond.
>>neighbour complaints = immediate removal or cancellation of booking
>>accidental/deliberate damage will incur repair or replacement charges
>>guests must leave the property in a clean condition and return furniture to original positions or additional fees apply

there is a strict no pets on any beds and furniture policy at the property Any damage or extra cleaning will apply further charges.

>> we need to know the breed, age and size of the pets, and the type of pet
pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house
pets cannot be left alone in the house
you are responsible for any mess or damage your pet leaves behind or injury to another person
if you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement
all dog waste must be cleaned up from the backyard before departure Failure to do so will result in a $200 cleaning fee.
