this beautiful property is located in a quiet neighborhood in the city of west hills This private property sleeps 12 people comfortably throughout the home with BBQ grill, & YEAR-ROUND Heated Pool! Pool is heated at your own discretion at no additional charge (easily controlled by you).

this is not a party house Quiet Hours are between 10:00 PM - 8:00 AM. During this time there is no amplified music, screaming or yelling allowed outdoors. You have the Game Room & Theater Room to enjoy music and fun 24/7. You may use the pool at any time, but must refrain from screaming, yelling & splashing! You must refrain from disturbing the neighbors by gathering outdoors or in the street. Please keep everyone indoors during quiet hours.
no more people are allowed onto the property than agreed upon at time of booking Friends & family are always welcome, however everyone must adhere to the Quiet Hours.

outside quiet time hours 10pm to 8am NO EXCEPTIONS, music must be turned off by 10:00 PM or taken indoors. Complaints from neighbors can lead to immediate removal from the property with no refund. The city of Los Angeles is strict on noise regulations, therefore we must be as well.

*please note* this home is under on-going construction During this time the backyard is mostly dirt (no grass), construction machinery, storage, etc but the backyard pool and bbq is still useable. the pool area does not have area lighting but the pool light does work!
there may be construction going on at the property on the hill side of the backyard This inconvenience is reflected in the price, please do not lower our star rating if you notice construction crews and loud noise during construction hours of Monday - Saturday 8:00 AM - 5:00 PM.
quiet hours information:
unfortunately, we have had issues with past guests so this message is necessary
local ordinance quiet hours are between 10:00 pm to 8:00 am
neighbors have been instructed to call the police if there are noises heard from their bedroom windows during quiet hours
if police are called to the property, any citations issued are the sole responsibility of the guest The property owners have also contracted a private security company to visit the property and remove all guests from the property with no refund.
property owners will not tolerate any disregard of the quiet hours, and will contact local authorities
we have setup the game room & theater room to be away from the neighbors Both rooms have sound bars that can be utilized 24/7.
if you want to continue your evening with noise, please take all socializing & music indoors and close all doors and windows the pool is available for use 24/7, however splashing and yelling is not acceptable, especially during quiet time hours 10pm to 8am!
please note there is absolutely no cigarette smoking allowed inside of any of the interior space There will be an additional cleaning fee assessed for cigarette stench left inside the house.
please note that we strive to keep the property fully maintained and operating in its best condition as best as we can for the comfort and enjoyment of all our guests
unfortunately we are unable to specify the “hours” of these visits to tailor our guests specific timing due to many different reasons (weather, holidays, timing, etc)
to ensure that our guests are fully informed, we have a gardener and pool person that visits the property weekly They have access only to the exterior areas of the property (absolutely no access to the inside of the home).
gardner comes on mondays but this can change depending on holidays & weather permitted
