this spacious home offers 4 stylish bedrooms (2 kings and 2 twins) all with smart tvs, a large open-plan living space with a lounge, formal dining area, stylish fully-fitted kitchen, three bathrooms, a games room and a west-facing private pool
the bright and airy lounge area has two sofas, a flat screen smart tv, cable tv, ceiling fan and sliding doors out to the beautiful pool deck The formal dining area seats six guests.
the stylish fully-equipped kitchen has all the appliances you need for dining at home including stainless steel oven and hob, fridge freezer, microwave, filter coffee maker, a keurig, kettle, toaster, cooking utensils etc as well as a granite breakfast bar with stools.

after a long day riding the roller coasters, you will love heading home to your private full-sized, south-facing pool! the screened-in pool deck has a shaded dining area and four sun loungers The pool can be heated (paid optional extra) and a pool security fence is provided for families with small children.

located on the popular gated sanctuary at west haven community, this is a quiet residential community and it is very close to a publix supermarket and a huge variety of restaurants, bars and shopping at the champions gate shopping area (less than two miles) disney world is just 11 miles away, universal is 20 miles, sea world is 16 miles and mco airport is 29 miles!
important booking terms:
1 The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2 Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3 Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4 The homeowner does not accept young adult/student groups under the average age of 25.
5 No smoking, vaping or cannabis on the property including the pool deck.
6 No EV charging from the home supply.
7 This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9 No street parking permitted, the HOA does tow at the vehicle owner's liability.

supplies provided:
the home is self-catering We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
pool heat:
the pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s) Temperatures cannot be set higher due to sanitary regulations.
we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
we suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold
